When concrete starts to show signs of cracking, rust stains, or spalling, it is a clear indication that repair is needed. One of the most common causes of spalling is the corrosion of steel reinforcement bars within the concrete. If left untreated over time, the damage will likely worsen, leading to significantly higher repair costs. Often, the deterioration can be more advanced beneath the apparent signs on the surface. Concrete cancer spreads along the steel rebar in each direction, and it is nearly impossible to know the extent until the concrete is chiselled away.

Visual signs of concrete cancer:

Concrete cancer repair works – how we do it and our recommendations:

 

The typical method of concrete cancer repair follows a process of:

  1. Break out unsound concrete and expose reinforcing steel until sound concrete and clean, non-corroded steel reinforcing are found.
  2. Saw cut repair zone perimeter to eliminate feather edges.
  3. The concrete around the reinforcing steel is chiselled away. Prepare substrates, including removing any corrosion. Reinstate steel and/or add more as deemed necessary.
  4. After the material removal is completed, concrete primers and a rust inhibitor are applied to the steel before reinstating it with a high-build shrinkage-compensated repair mortar. Formwork may be erected to close the cavity before installing the repair products.
  5. We also recommend a membrane coating system for further long-term protection. Our recommendation is that the treatment of concrete cancer should incorporate proper weather/waterproofing membrane, or it risks being a temporary solution.

 

The membrane system is detailed to all penetrations and junctions. The system is supported by a 10-year manufacturer’s warranty, which is extendable for another 10-year with a maintenance application.

 

Cracks can also be repaired using a technique called crack injection, in which suitable resins are injected into dry concrete cracks. For information about leaks and seepage in cracked concrete here.
