Rooftop leak sealing and membrane repair
Roofs are constantly under tremendous environmental stress. They are exposed to direct sunlight, rain, pollution, and salt if near the ocean, which can decrease the waterproofing membrane’s efficacy over time. The performance reduction can make the concrete and other building elements vulnerable to water ingress and if not repaired early it can lead to extensive and costly repairs.
Even a seemingly superficial leak can be symptomatic of hidden moisture-related deterioration, so they are best to remediate at an early stage. A small issue can develop into extensive waterproofing and concrete defect repairs.
The body corporate of this building carries out regular maintenance inspections to evaluate the condition of the waterproofing system on the rooftop – It is a key component of their maintenance program.
When they discovered that the rooftop waterproofing membrane was showing signs of maintenance needs and some small signs of water ingress into the building below the rooftop, they engaged Waterstop Solutions to inspect and provide a leak sealing and remedial waterproofing solution.
During our inspection, we identified areas around the pipe penetrations that may serve as entry points for water ingress between the topping slab and construction slab. Our recommendation was to perform high-pressure leak sealing injections of polyurethane resin to the pipe penetrations on the rooftop to seal off the water entry points. The existing membrane was in good condition, needing only some areas repaired, so a full waterproofing membrane refurbishment was fortunately not required.
Leak sealing injections and remedial waterproofing works completed by our team of leaks sealing specialists:
1. Mechanically remove identified areas of waterproofing membrane requiring repairs.
2. Install polyurethane modified acrylic membrane with water-borne epoxy moisture barrier primer.
3. around the bases of stands for ducting.
4. Treat all joints and visible cracks with premium joint sealant.
5. Perform high-pressure leak sealing injection of polyurethane resin to the pipe penetrations on the rooftop to stop water ingress between the topping slab and construction slab.
