Excess rain and hydrostatic pressure often lead to water ingress through cracks and cold joints in concrete floor slabs.

Hydrostatic pressure can easily drive groundwater into basements through gaps and cracks and is one of the most common reasons for basement water ingress problems.

Hydrostatic pressure is commonly experienced during heavy rain due to the rising water table bringing the groundwater closer to the surface. If the basement is surrounded by saturated soil, hydrostatic pressure is created which forces the water into the basement slab and can force water to pass through even the tiniest cracks. Sites that are cut into a hillside stand a greater risk of having the hillside side affected by hydrostatic pressure if adequate drainage to redirect the water has not been installed. Poor drainage and inadequate grading away from the building may cause water to collect against the foundation. Steps taken to direct the water flow away from the basements/foundations will reduce the chances of water building up. This paired with adequate waterproofing will help protect the building from water ingress.
It is also commonly experienced that water finds its way in through the joint where the floor meets the wall, otherwise known as the cove joint or floor to wall joint. We often see that this joint effectively begins working as a highway passage for water. The floor to wall joint – especially when it is an infill slab where the slab is poured between existing walls – can be extremely vulnerable to water ingress/seepage. Water can leak in through the floor to wall joint even with an intact positive side waterproofing system in place. (Positive side waterproofing is where the waterproofing system has been installed to the soil facing side of the subsurface building components.)

The hydrostatic pressure from the rising water table and the lateral pressure from saturated soil can push the excess water into basement slabs, foundations and retaining walls where water can seep through cracks, porous building materials, holes, joints and/or compromised waterproofing.
