Do you associate water leaks with lift problems?

A big part of building maintenance involves ensuring that certain facilities are kept well maintained in order to keep things safe and periodic inspection is key to keeping a safe building environment for lifts. Lifts are complex machines that require appropriate service maintenance and repairs to ensure that they are safe and in good working order.

Lift pits are like mini basements because they are almost always below ground. They are vulnerable to rising water table level, which usually occurs during the wet season. Interestingly, the water table level can be altered by adjacent construction, so a lift pit that used to be dry can now be at risk of water intruding the structure. Water can enter the lift pit via construction joints, cracks in the walls or floor. Water has a way of finding a way through any weak points following the path of least resistance. Once water has entered the lift pit, it will pool on the floor and keep rising, usually until it has reached the height of the water table.

The lift pit and lift shaft hold all the technology and electric mechanisms connected to the lift itself, so if water is leaking into the lift pit or the lift shaft there is a real potential of costly damage to the lift and the situation can become dangerous – In addition to potentially expensive repairs, electrical or mechanical failures can cause abrupt stops where passengers may risk sustaining injuries.

How can Waterstop Solutions help keep your lift pit dry and prevent moisture from making its way in?

 

We at Waterstop Solutions can remediate your leaking lift pit and lift shaft to a dry and safe condition and help protect your asset from breakdown caused by water ingress.

 

We leak seal and install waterproofing systems to lift pits that are of any age in hotels, commercial buildings, factories, multilevel apartment buildings, schools aged care facilities and hospitals.

Water that enters through access points can be tricky to successfully seal and patching things up rarely works. A leaking lift pit and lift shaft can cost-effectively be remediated by targeted high-pressure injection of hydrophilic polyurethane into the leaking wall-floor joint and/or vertical joints.

We do this by intersecting the leaking floor/wall joint or vertical joints at intervals of approximately 200mm and inject the polyurethane resin at high pressure into the targeted areas. The injected hydrophilic polyurethane resin chases the water deep into cracks to form a durable, flexible and watertight seal that bonds strongly within the concrete.

Our technicians manage the injection process to create a continuous three-dimensional seal buried in the concrete using a combination of proprietary methods, developed and honed over thousands of projects.

After allowing the polyurethane to react and bind with any water present in the crack and surrounding concrete to form a flexible seal, the injection ports are removed and holes filled with a suitable rapid set concrete repair material.

This remedial waterproofing treatment was (in this lift pit) followed by installing a polymer modified cementitious waterproofing membrane in multiple layers over a water-borne epoxy primer.
